Roofing Balzac

Acreage roofs are bigger and more complicated than the average subdivision roof, and that changes the job. A typical Rocky View acreage home has a large footprint, a walkout, multiple valleys, dormers, a covered deck or porch roof, and often an attached triple garage, which adds up to two or three times the roof area of an Airdrie two-storey. Steep pitches and long runs mean more staging, more ice-and-water shield in the valleys, and more careful flashing at every roof-to-wall junction. We measure every plane rather than estimating from the ground, so the quote reflects the real roof.

Then there are the outbuildings. Shops, barns, riding arenas, and detached garages are a large part of what we roof in Balzac and Rocky View, and exposed-fastener steel is the usual choice for them. It is economical over a large area, sheds snow, and lasts decades if the screw washers are checked every ten to fifteen years. On the house itself, standing seam and metal shingle roofs are far more common out here than in town, partly for the look and partly because owners plan to stay for a long time and want a roof that outlasts asphalt in hail country. We install both and will tell you honestly which makes financial sense for each building.

Wind is the defining hazard on open prairie. Without a neighbouring house forty feet away to break it up, prairie and Chinook wind hits an acreage roof at full strength, and we see lifted shingles, torn ridge caps, and blown-off vent covers on the exposed west and north slopes after every big blow. Proper nailing, hand-sealed edges in cold weather, and heavier ridge cap all matter more here than in a sheltered subdivision, and on steel roofs we spec clip spacing and edge fastening for the exposure. Hail is the other constant. Balzac is on the same Hailstorm Alley track that runs from Airdrie through northeast Calgary, and a storm that hits Airdrie has usually hit Balzac a few minutes earlier or later.

Insurance claims on acreages have a few wrinkles. There is more roof and more soft metal to document, outbuildings may be covered separately or under a different limit from the house, and adjusters do not always walk the whole property. In Alberta you choose your own roofing contractor for claim work, and we meet the adjuster on site and go through the scope building by building. Confirm the coverage on any outbuilding with your insurer or broker before assuming it is included.

Snow deserves a mention because steel roofs are so common here. A Chinook can release a whole slope of snow from a metal roof at once, and on an acreage that slide can land on a walkway, a vehicle, or the lower roof of an attached garage. We install snow guards over entrances and lower roofs and hang eavestrough with the slide path in mind.
